Land is primarily acquired on an unconditional basis without planning, with some projects structured as partnerships with landowners or as joint ventures. We work with many different types of landowners, from private individuals and families to large corporate bodies and funds, to public and charitable institutions. Ashill seek to acquire brownfield land and buildings on an unconditional basis, and will consider any existing use type, tenanted or vacant, large or small, rural or urban. Given our excellent track record of acquiring brownfield land unconditionally and obtaining optimal planning permissions, we are an attractive choice for landowners seeking a swift and reliable exit from a landholding. We do not require third party funding or approvals to proceed with a site purchase.
Alongside acquiring our own land, we have a proven track record of working in partnership with landowners to promote land appropriate for sustainable development. We have successfully delivered a number of schemes collaborating with landowners and other developers to optimise the potential of land opportunities. We would also consider working in partnership with other developers to optimise the potential of land opportunities.
Identifying appropriate land for development is crucial from the outset. Ashill will only choose to take on land that is either previously developed and in need of repurposing or located in a sustainable location on the edge of an existing settlement.
Once a site is selected, our priority is to engage with and listen to all stakeholders. This engagement is open and multi-faceted, including our neighbours, local stakeholders, and all statutory consultees. We directly lead this engagement allowing us to effectively feedback to the project design team. This engagement leads to a full and knowledgeable understanding of the site’s surroundings, allows the identification of tangible societal and environmental benefits of development, and always leads to an enriched and enhanced scheme design.
Ashill carefully selects and manages the best professional consultant team for each project. We have developed close working relationships with industry leading professional consultants, surveyors and engineers, who specialise in residential and mixed-use development in the South-East of England. We are proud to have remained loyal to our professional teams, many of whom have worked with us on multiple projects.
We create and submit carefully crafted planning applications whilst focussing on viability and technical delivery. This includes the selection of the right mix of housing for the location, and a full understanding of geotechnical, environmental, utilities and drainage considerations. This technical understanding is particularly important on brownfield sites that require remediation, and when dealing with challenging ground conditions and topography.
After planning has been granted and with a detailed strategy for technical delivery, we then move onto preparing for the construction phase. This includes discharging planning conditions, preparation for land remediation, demolition, utilities and drainage works. When the development is ready to commence, the construction phase is delivered by one of our many expert housebuilding partners.
